Retainers:
OTHER CONSIDERATIONS:
The retainer for the first site visit is a single payment of $100 that allows us to allocate the necessary resources to gain a comprehensive understanding of your context and property features, which is key for a proper design and true tailoring, ensuring customer satisfaction through the entire project. If including assistance with obtaining requirements compliance, this retainer will be $150. While this fee covers only the handling of procedures and does not include requirements fees or revenue stamps, it does grant you our vast experience with procedures, ensuring a smooth journey through this usually cumbersome process. If we move forward with the project, this retainer fee will be applied to the design retainer and deducted from its cost.
To start the design process, a $1150 retainer is required to properly schedule time and efforts. The previous $150 retainer for the requirements procedures and First Visit will be deducted from this amount, reducing the payment to $1000 if you needed requirements obtention assistance, or $1050, if you don’t require that assistance. If the project proceeds, this second retainer will be considered as part of the Construction Plans Contract and deducted from its cost.
We provide, manage, and supervise all of the manpower involved in our projects, handling the entire process from design and plans to permits and construction. We also take care of purchasing and delivering all necessary materials, products, and items to complete the project, ensuring that it is 100% finished before delivery.
Builders and crew:
For all our projects, the walls, beams, columns and structural system have a 5- year guarantee. The electromechanical system is guaranteed for 5 years, and all other items in the house have a 1-year warranty. The warranty terms of the constructive part are stipulated according to the warranty manual of the Costa Rican Bureau of Construction (CCC) and the civil liability laws of Costa Rica. The incorrect use of any of the elements of the house automatically invalidates the warranty terms.
Warranty Terms:
While granting a Power of Attorney to us or a local representative is not mandatory, we highly recommend it to avoid delays during steps where your signature is required, particularly if you will be out of the country during certain stages of the construction process.

Subcontracts:
According to new regulations over international transfers exceeding $10,000, all foreign-sourced documents necessary to justify such transfers must be translated by an official translator and authenticated with an apostille. This results in increased difficulty and expenses for clients making international payments.
To ease this process, we request you to use an Escrow service. This simplifies the process of international payments and makes it more cost-effective. If you do not already have an Escrow account, we can refer you to a trusted provider.
If you have a bank account in Costa Rica that enables you to make direct transfers, this would be the most straightforward option for managing payments. However, for larger transactions, we strongly advise the use of an Escrow service.
Payments:
Water supply:
The water availability letter certifies that your property is eligible for receiving the service, but it doesn’t mean the property is already connected to the provider’s network.
This service will require a fee for the provider to connect it. The fee is usually around 125.000 colones but is subject to variation. You must pay this fee after signing the corresponding contract with the provider, but as part of our service, we can coordinate the entire procedure for you.
Buildable area:
The electricity availability letter certifies that your property is eligible for receiving the service, but it doesn’t mean the property is already connected to the provider’s network.
This service doesn’t require a fee for the provider to connect it, however they might have additional requirements depending on the electrical load that will be used by your project and the provider’s network current capacity at your property’s area.
